Squatters at least want to keep the house livable. I hope the British court system moves faster than the US. This system could work if they get their day in court in a timely manner. But I agree with the others that they must of done something to gain entry. I find it hard to believe the house was unlocked. So it wasn't abandoned. After all, if forcing your way into a locked house is OK to start squatting.Then you could find squatters when you return from vacation. |

a lot of times squatters will come up with a fake lease or such and sense the cops can't tell if its fake or not they can't do anything. This is cause a landlord could just call the cops at any time and say some squatters are in the house i own and have a fake lease come kick them out even it is a real lease and the landlord dose not want to go thought the courts to get the tenants out. So the cops just show up see a lease and tell the owner/landlord ok nothing we can do go though the courts and get a court order. |

There is a strategy these people use to live for free for a minimum of 6 months at a property owners expense. They come in and pay their deposit but never pay rent after the first month, before the month is out they start filing complaints about the temperature, water, etc. sometimes they break property and then take pictures to use in their claims. The point is to make it a "civil matter", they represent themselves in court and always lose in the end, but they have learned how to push the can with motions and delays for months sometimes years before they can be legally evicted. A couple tried this with one of my rentals and I could tell what was going on very early. The solution is to kick them on their ass (be creative) and have them fight this "civil matter" while living in a cardboard box... when the shoe is on the other foot, they stop showing up in courtmove on and and just move on to the next easy mark. /They called the cops on me when they got thrown out. //I explained the situation to the officers (local guys paid by my property taxes) ///civil matter indeed. |

In most real estate contracts there is a detailed list of what's "your things" and what stays with the house. Even for an "empty" house. How do they solve that in the case of squatting? What happens when I want *my* crystal chandelier? And while I'm at it, those toilets, sinks, cabinets, appliances, furnace, and water heater are mine too.
